Additional Inspection Services

Pre-Listing Inspection
To avoid running into any snags while trying to sell a home, you should have the property inspected before it is listed on the local market. We’ll inspect the home inside and out, reporting extensively on our findings. If there are deficiencies that are impacting the home’s condition, you’ll be able to explore repair and improvement options if they are financially feasible. Otherwise, you may wish to inform prospective buyers of existing issues so that negotiations don’t become stalled at any point due to a lapse in communication.

4 Point Inspection
The insurer you’ve selected may want you to have a 4 Point Inspection conducted before a policy on the home can be issued. This inspection service will involve a detailed evaluation of these four critical areas of the home: the roof, the plumbing system, the heating and air conditioning systems, and the electrical system.

11th Month Warranty Home Inspection Services
A new home’s warranty is usually set to expire within 1 year of the real estate transaction being finalized. Having the home inspected before the warranty’s expiration date will help to protect your investment and keep you from shelling out the money to cover unnecessary expenses. We’ll inspect the entire home, reporting in detail about any defects we discover so that you can look to see if repair work will be covered by the builder.

New Construction Inspection
This inspection service is performed before the builder’s final walkthrough of a new home. We’ll help the home-buyer stay protected by diagnosing potential issues at this juncture in time, ensuring that negotiations can be made so that the responsibility for repairs doesn’t fall on the home-buyer’s shoulders.

New Construction Phase Inspections
We’re prepared to inspect new home construction at multiple phases, from the initial concrete pour to the brief window of time before the builder’s final walkthrough. Keeping tabs on construction throughout the build ensures that potential issues are identified before they’re out of sight and out of mind.

Home Maintenance Inspection
This inspection service helps you keep your home maintained by identifying existing issues and explaining how to go about putting recommended fixes and improvements into place. We’ll inspect most visible and readily accessible areas of the home.

Re-inspections
Call us to set up a re-inspection if and when the seller of the home agrees to fulfill specific repair or project requests. We’ll thoroughly inspect the improvements that are put into place, letting you know whether or not more attention is needed in order for those areas of the home to be brought up to safe and sound condition.

Pool & Spa Inspection
Before you buy a home with a pool or spa added on, you should have us inspect these areas of the property. We’ll look over the structures and mechanical systems in an effort to identify potential safety issues or deficiencies that may prevent the pool or spa from working properly.

Sewer Scope
A damaged or otherwise defective wastewater removal system can be an enormous financial burden for homeowners. To help save you from having to deal with such a major issue, we can conduct a sewer scope before you buy the home. By inserting a specialized camera into the sewer system, we’ll be able to locate areas of damage that would not ordinarily be visible or accessible.
